NEW ADDITIONS & ARCHITECTURAL CHANGES
OUR CODE OF REGULATIONS, SECTION 8, ADDRESSES ADDITIONS, ALTERATIONS OR INPROVEMENTS BY OWNERS. IT STATES THAT NO OWNER SHALL MAKE ANY EXTERNAL OR STRUCTURAL ADDTION, ALTERATION OR IMPROVEMENT IN OR TO HIS UNIT WITHOUT THE WRITTEN CONSENT OF THE COUNCIL. THIS INCLUDES NEW ROOF COLORS AND ANY OTHER STRUCTURAL CHANGE TO THE UNIT. THE UNIT OWNER SHALL PROVIDE THE BOARD WITH THE PROPER DRAWINGS OF PROPOSED ADDITIONS AND CHANGES. SEND SIX COPIES OF ANY PROPOSED CHANGE TO OUR PROPERTY MANAGER, DONNA HEMPHILL OF LEGUM & NORMAN AND SHE WILL FORWARD ONE COPY TO EACH BOARD MEMBER FOR REVIEW.
THE BOARD PROVIDES ONLY ARCHITECTURAL APPROVAL. THE UNIT OWNER MUST OBTAIN THE PROPER PERMITS AND ZONING APPROVAL FROM SUSSEX COUNTY. PERMITS WILL NOT BE GRANTED UNLESS THE UNIT OWNER HAS A COPY OF
THE BOARD'S
APPROVAL LETTER. EACH UNIT OWNER IS REQUIRED TO SEND A COPY OF THE PERMIT TO LEGUM AND NORMAN FOR OUR FILES. THE MASTER INSURANCE POLICY DOES NOT COVER ADDITIONS AND EACH UNIT OWNER IS RESPONSIBLE FOR INSURING THE VALUE OF ANY ADDITION.
REMOVAL OF TREES
NO UNIT OWNER MAY REMOVE ANY TREE IN A COMMON AREA. UNIT OWNERS MAY REMOVE TREES WITHIN THE BOUNDARY OF THEIR PLAT IF THEY ARE DISEASED, DYING OR DEAD OR FOR NEW ADDITION CONSTRUCTION BUT MUST INFORM LEGUM AND NORMAN OF THEIR PLANS TO DO SO. BOARD MEMBERS WILL REVIEW THE TREE REMOVAL WITH THE UNIT OWNER. WE HAVE HAD INSTANCES WHERE TREE REMOVAL EXPERTS HAVE COME INTO OUR COMMUNITY WITH INSTRUCTIONS FROM AN OWNER TO REMOVE TREES THAT WERE ON HIS NEIGHBOR'S PROPERTY. WE NEED TO KNOW THEY ARE COMING TO CONFIRM EVERYTHING IS BEING PROPERLY HANDLED.
